STUDIO Development Services (SDS) and STUDIO Architecture recently completed an extensive remodel of The Lodge, a six building, 220-unit apartment complex at 2900 East Aurora in Boulder, Colorado.
Dan Otis, of Minneapolis-based development firm Brickstone Partners, hired both STUDIO firms in 2015 and construction on the remodel project began in early 2016.
“Brickstone wanted to increase the value of the property with updated interior finishes and improved resident safety with new fire sprinkler and alarm systems,” said Jeff Dawson, founder and president of SDS and STUDIO Architecture. “But, the real financial goal was to increase the number of bedrooms from the original 260 to more than 350.”
According to Dawson, Brickstone also wanted to reposition The Lodge as a more contemporary housing option for students. So, new windows, flooring, cabinets, plumbing and electrical fixtures, as well as new kitchen and laundry appliances were installed. In addition, the City required improved landscaping and irrigation systems to offset the increase in the number of bedrooms.
Bristlecone Construction was the general contractor, STUDIO Development Services was the owner representative and STUDIO Architecture was responsible for the project’s design. FourStar Realty and Property Management was Brickstone’s leasing agent and property manager.
“We’re very proud of this project,” said Dawson. “It is the second successful collaboration between Brickstone, STUDIO, FourStar and Bristlecone, the first being the 92 unit apartment remodel called the Parker off Pearl at 1155 Marine Street. With The Lodge our team delivered another beautiful student housing community in Boulder.”
