STUDIO Architecture’s new mixed-use project for Emerald Properties was unanimously approved by Planning Board Thursday, March 3 clearing the way for redevelopment of the 2.5 acre property on the northwest corner of Violet and Broadway in North Boulder. The board approved the addition of a third story for the mixed-use buildings where only two stories was originally allowed by the NoBo sub-community plan.
STUDIO’s proposal included approximately 55,000 square feet of residential floor area between 12 for-sale brownstones and 16 apartments over 9,000 square feet of ground floor commercial and restaurant space. The property included a unique change in zoning designation in the middle of the site that was established by the original North Boulder Sub-community Plan.
The storefront promenade along Broadway and adjacent to the commercial floor of the mixed-use buildings had to be slightly elevated above the street to accommodate the 100 year floodplain, stormwater detention requirements and grading issues that existed on the property. The elevated promenade and restaurant plaza create places for outdoor seating and encourage pedestrian circulation around the ground floor retail space.
STUDIO Architecture worked closely with Boulder’s planning staff to refine the site plan and architectural character prior to the Planning Board hearing. The exteriors included a sophisticated combination of brick, cedar siding, stucco and metal accents that evolved into an attractive blend of both traditional and contemporary styles. Board members took the time to complement the design’s elegant proportions and clean, sophisticated lines before closing the three hour public hearing.
