Located along the White River, The Alan (Kilgore Place) is a four-story affordable housing community that brings 120 new homes to a tightly constrained riverfront site in Muncie. The development includes a mix of one-, two- and three-bedroom units, supported by resident amenities such as a leasing office, fitness room and shared community space.
The design is shaped by the realities of the site. Proximity to the river, combined with steep bank conditions and expanded setbacks, significantly reduced the buildable area. In response, the building and site layout were carefully reconfigured to preserve the unit count and required parking while working within a compressed footprint.
A hybrid foundation system addresses the site’s varying soil conditions and long-term stability. Shallow foundations at the front transition to deep foundations and soil stabilization toward the river’s edge, helping protect against erosion while supporting the structure. More compact unit layouts further reduce the building footprint, supported by mechanical ventilation systems where natural ventilation is limited.
Even within these constraints, the project creates space for everyday use and connection. Outdoor amenities, including a playground, dog run, and community garden, are integrated into the site, while a distributed stormwater strategy weaves narrow detention basins throughout the parking areas to manage runoff efficiently. The project is anticipated to be completed in May 2026.
