Set in Colorado’s high country, Residences at Delta, Phase II expands an existing affordable housing community with 50 new homes designed to support working families. The project introduces two three-story residential buildings with a mix of one-, two- and three-bedroom units, along with a leasing office and shared community space.
As the second phase of a larger development, the design builds on an established foundation while evolving to meet shifting community needs. Where Phase I focused on senior living, Phase II prioritizes families through a greater proportion of larger units. Working closely with the client and local housing authority, STUDIO aligned massing, materials and architectural language to create a seamless connection between both phases.
Sustainability and long-term performance are central to the project. It achieves NGBS Bronze certification and incorporates approximately 84 kW of on-site solar generation, alongside EV-ready infrastructure that supports future mobility needs. Shared amenities, including a playground, dog run, picnic area, and community garden, extend across the broader development, providing flexible outdoor spaces that support families, recreation and everyday use.
The design responds directly to the region’s climate, with protective overhangs, covered entries and durable detailing that account for snow and ice. Completed in April 2026, the project reflects a collaborative, adaptive approach that balances environmental performance, community priorities and architectural continuity.
