Residence at Victory Hills

Residence at Victory Hills is a 152-unit affordable housing community in Kansas City, Kansas, offering a mix of one-, two- and three-bedroom apartment homes for residents earning between 40% and 60% of the area median income (AMI). Completed in May 2026, the development includes five three-story residential buildings and a central clubhouse, creating a community that balances affordability, recreation and access to nature. 

Before construction began, the site was defined by steep terrain, mature trees and existing ponds. Rather than clearing and rebuilding the landscape from scratch, the design works with many of the site’s natural features, preserving ponds, wooded areas and walking trails that now serve as amenities for residents. These preserved spaces provide opportunities for recreation and outdoor gathering while continuing to support local wildlife, including ducks, turtles and other species that inhabit the site. 

The community offers a wide range of amenities designed to support daily life, including two playgrounds, community gardens, a pondside picnic area and gazebo, and a clubhouse featuring a fitness room, computer center, community room and dog wash. Together, these spaces create opportunities for connection, activity and resident engagement throughout the property. 

One of the project’s most distinctive features is its clubhouse, which also functions as a storm shelter capable of protecting residents during severe weather events. Developed for TWG, Residence at Victory Hills highlights STUDIO’s ability to navigate complex site conditions in a thoughtful, cost-conscious way, preserving affordability while creating a community that is closely connected to its natural surroundings.
