412 W. McCarty is a 270-unit market-rate apartment community under construction in downtown Indianapolis, just blocks from Lucas Oil Stadium. The six-story building will offer a mix of studio, one- and two-bedroom apartments, along with a central courtyard, pool deck and rooftop amenity space overlooking the stadium and surrounding city.
Its location gives the project an important role in the continued growth of the area around Lucas Oil Stadium. As one of the earlier developments planned within a future entertainment district, 412 W. McCarty was designed to contribute to a more active, walkable neighborhood from the start. Rather than turning inward, the building engages all four sides of its site, with an emphasis on creating a pedestrian-friendly streetscape and a stronger connection between the residential community and the surrounding blocks.
The rooftop deck takes particular advantage of that setting. Located on the sixth floor and oriented toward Lucas Oil Stadium, the space gives residents a direct visual connection to one of Indianapolis’ most recognizable destinations while creating another place to gather, relax and experience the energy of downtown.
Two significant constraints narrowed where the building could sit and how the site could be organized — a high-voltage power line that runs along the south side of the property and an underground drainage system that occupies the north end. Working within those boundaries, STUDIO Architecture carefully shaped the building and site plan to maintain the project’s density, active street edges and resident amenities while accommodating the infrastructure already in place.
STUDIO Architecture led the project from concept design through entitlements and permitting, balancing an ambitious downtown program with a tight schedule, cost goals and the requirements of city review. The project demonstrates how careful planning and efficient decision-making can keep a complex development moving without sacrificing the quality of the architecture or its relationship to the surrounding neighborhood.
