123 Manitou Avenue

Planned for a prominent site along 123 Manitou Avenue, this project will bring 50 affordable rental homes to Manitou Springs, marking the city’s first new apartment development since the early 1970s. The project includes two three-story residential buildings with a mix of one-, two- and three-bedroom apartments for residents earning between 30% and 60% of the Area Median Income. Other on-site amenities will include a community room, library, interior bike parking and dog park. As one of the first developments of its kind in more than 50 years, the project represents a significant step toward providing housing opportunities for local workers, families and residents in a community where affordability has become increasingly difficult to find. 

The project was designed to work within the community’s existing zoning framework while maximizing both housing opportunities and resident amenities. Working closely with local stakeholders, the development team reduced density during the planning process to align with community priorities and avoid the need for zoning modifications. The resulting design reflects the scale and character of Manitou Springs while making efficient use of a sloping site. 

Sustainability and long-term performance are integrated throughout the development. The project is targeting NGBS Silver certification and will feature all-electric buildings, water-wise landscaping and approximately 35 kW of rooftop solar generation. The design also incorporates the infrastructure required to meet Colorado’s evolving energy and electric vehicle requirements while supporting lower operating costs over time.

Beyond providing new housing, the project represents an investment in the future of the community. As one of the first affordable housing developments of its kind in Manitou Springs, 123 Manitou Avenue demonstrates how thoughtful, context-sensitive design can expand housing opportunities while respecting the character of an established mountain town. Construction is anticipated to begin in early 2027.
